Building

Even though you are not required to build on your lease lot, most people build a cabin or a year-round home.
For all construction you must follow local zoning ordinances.  If you choose to build, keep in mind that year-round occupancy, following Minnesota Power and local zoning approval, is allowed provided you install a proper water supply and an appropriately constructed sewage treatment system.

Tree Removal and Landscaping

Tree removal is permitted for safety as well as for building construction and lot improvements.  Shoreline areas should retain their natural tree cover.
Landscaping can be done to improve your lot.  We'll be happy to advise you on specific projects, such as driveway placement.
Minnesota Power must approve tree removal and any landscaping work prior to the work being done.

Shoreline Modifications

With prior approval from Minnesota Power and the Minnesota State Department of Natural Resources, shoreline modification to improve water access and control shoreline erosion is permitted.

    This 4.7 acre, beautifully wooded lot, is located just west of Brainerd.  Great privacy offering serene settings for building.  Shoreline of 350 feet makes this almost three times a normal lot in this area.  Because this is lease land, you are paying less than any other lake lots in the Brainerd area.  Think about it---if you had a 4.7 acre lot with 350 feet of shoreline in the Brainerd/Lakes area, what would you pay?  It certainly would not be $79,900!  You can still build or improve, camp, enjoy this lot like any other lake lot.  There is no difference as to use and enjoyment of the property.  The only difference is the amount you have to pay, which is much less than non-lease land.
